ARCHITECTURAL DESIGN SUMMARY FOR CONGAREE PARK
Architectural Features
- Minimum of 3,000 heated square feet.
- Height of homes restricted to 40’ by City zoning.
- Homes must be a minimum of 2 stories.
- No floor plan shall be duplicated in the development.
- No elevation or facade shall be duplicated in the development.
- Simulated materials shall be utilized as decorative features only and approved by the ARB.
- No single story homes.
- No vinyl siding or latticework.
- No EIFS synthetic stucco.
- Mailboxes will be identical throughout the development.
- No interior only, snap in window mullions.
- All pane windows shall be at least simulated true divided.
- No metal panel garage doors.
- No satellite dishes over 18” in diameter.
- All shutters shall be appropriately sized and operable.
- No wood or chain-link fencing.
- All trash receptacles shall be stored in garages or approved enclosures.
- Riverfront homes in the floodplain will require piers to achieve appropriate elevation.
- Existing topography of each individual lot shall be preserved to the fullest extent.
- No excessive cutting or filling of lots will be allowed.
- Interior river view lots shall front on East (river) side.
- Garage doors on the front elevation shall be decorative in nature.
- Roof top verandas are encouraged.
- Driveways shall be of decorative or landscaped pavers.
- Traditional concrete paving shall be limited to 30% of the overall drive area.
- Landscape lighting on exterior is encouraged.
- Appropriate architectural design, proportion, scale and fenestration is required.
- Interior river view lots shall have vehicular access from the West side
- Holiday lights shall be limited from Thanksgiving Day through the following January 6 th.
- No yard or garage sales.
- Real estate signage shall be restricted.
- Political signage shall be restricted.
- No recreational equipment in the front yard.
- Pools, Gazebos, Play structures, etc. shall be located in rear yards only.
- All ancillary structures shall be architecturally approved.
- No detached storage structures.
- All vehicles are encouraged to park in enclosed garages.
- No recreational vehicles or equipment shall be stored on site.
